I got an opportunity to lease 600 acres in Central Kentucky and I was wondering what a fair price per acre is? It appears prime habitat with decent access and has not been hunted very hard the past 6 years. The family wants to lease to responsible individuals, a maximum of 5 hunters. What is a fair price per acre this year?

Dont know what part of central you are talking about. Here around my area guy across the road has 70 acres gets 3 grand a year. Guy beside me has 96 acres gets 5 grand a year. Guy down the road from me hass 110 acres gets $ 5 grand a year.

I think it really comes down to what your group of 5 people are willing to pay. $10 per acre will be $1200 per person. If you think its worth it then go for it. I’m not paying that much for my lease now and not sure I would pay any more. Hard to justify for the amount of time I can use it.

It's worth what someone pays for it. Things aren't getting cheaper that's for sure. All you can do is make an offer and see what the owner says. 600 acres I'd say you'll be looking in that 12-15K range for pretty decent stuff.

He wants $18,000 and previous leasee was running it as a deer guided hunt pay situation. So no stands, but had been a quality deer managed area. At $30 an acre I guess its not a bad deal.

$3600/hunter. How much you going to get to use it? Me, I'd go to Illinois, Nebraska or Kansas each year for that price and without the headaches.
Why did previous leasee let it go? Why hasn't family been leasing the property the past 6 yrs if they could $18k for it? Id be asking bunch of questions. Doesn't pass smell test for me.
