Thats what I said. Depends on where you are. Could be $4K, could be $8K.

What if he lives in Louisville and doesnt want to move to western ky and needs land in somewhere like Shelby Co where it could go for as much as $8K an acre?

Still, cut it in half and its still close to $2mil just for land.

This is no cheap venture. Thats why most involved in this type of work either A) already have the land B) already have a ton of money or C) are large outfitters gobbling up land to have more preserves.

Good luck with that.

$1mil - for land, lodge, laborers, advertisments, lawyers, expenses, farm equipment, more laborers, land clearing (if needed), equipment, insurance, gas, etc

And at least 2-3 years with ZERO income and once the income starts to come in it will be very little for 2-3 more years while your expenses do nothing but go up.

$1mil wont do it. And even if it would, getting a $1mil loan for this type of operation would be pretty darn difficult.


Again, good luck. I hope he does it and it works out. Its just about the riskiest investment I could imagine so Im not sure what bank would be interested in todays day and age with zero collateral.

I would like to see a outfitter in the south central area of kentucky for deer an turkey. Because it seems like there is plenty of outfitters in kentucky but noon near the middle part of the state. Also I would like to see a all archery deer outfitter or atleast one that is directed in a archers mind set.

Deer Creek Lodge in Western KY is a bow only outfitter.

They're expensive as all get out though. They're an Orvis outfitter

cdalle6, sounds to me like its impossible. Just stay away from the $8,000 an acre tracts and i think you can do it.

Well after doing some research I found a farm that is just shy of 2000 acres that comes with a lodge that can sleep 8 and also comes with almost everything else you could think of to get started in an outfitting business and it can be had for $3,290,500. Quite a bit more acreage than you were stating ShelbyCoKiller. I believe the site indicated the property was located in Butler County, which over the last few years has turned out some great whitetails.
