View Full Version : ? Moving to Kentucky from Iowa

My wife and I have been talking about moving to the Lexington area for the last year and have decided to do some serious looking in the next few months. We have horses so are looking for an acreage of 30-50 acres, something that I can deer hunt on as well. I would like some opinions on realestate prices, are they down and do you think they will go lower? Also what is the job market like, I have been in park and recreation maintenance all my life as well as construction part time. I realize the economy is bad everywhere and this is hampering our decision but we are tired of 5 months of winter and looking for a change.

We have been looking at Scott and Clarke counties. There is a property in clarke county that is 48 acres with house and barn, all fenced for 259K that looks good on paper. The big question for me is wether asking price reflects actual value since alot of properties have been listed for 6 to 12 months.

if you like it make them an offer. some will take half of the asking price now.
you may need to sorta side step the realator, and talk to the owner. we were told that the owner would not accept a bid as low as i wanted to offer, so i called him and he took it. good luck.

like jtb said,,,you better have a fat wallet,,,even down in richmand area,,,things are way to high,,,,we was looking several years ago at a property,,,was about 20 acres,,,nothing but ditches and trees on a hillside,, ,,,they was wanting 15,000 and acre,,we was wondering if they had been hitting the home grown to much or something,,now here in western ky,,,i know where there is 10 acres for sale,,4 acres is woods the rest is open,,,,it can be bought for 25,000

Lots of land for sale in Scott Co. Good deer hunting to. I would bet you could find a nice chunk of land for a good price.

Look westerly towards far west ky. If its a horse farm in lexington area youd better be a saudi prince or just won the powerball lotto. Good farn ground around my neck of the woods is seeling for about 2500-4k an acre. I live in the far western end of ky. in graves county.

My idea of a horse farm is enough pasture and hay ground for six horses, a decent shelter and a flat spot to put an outdoor arena. I have no desire for a million dollar barn and miles of board fence(the wife does but she is allowed to dream). My wife does dressage and jumping and i have been riding with her the last year or so. Currently she trailers 170 mile round trip for lessons and 3-600 miles for shows. I spent $6-8000 on diesel this past year alone. We like the Bluegrass area for its proximity to trainers, shows and riding facilities. Thanks for the opinions so far and please keep them coming.

Eastern Counties are running around $800-1000 a acre. A few farms available, jobs are scattered . You can check on line but going straight to the owners is your best bet of buying.

I come from a an equestrian background. Thier are several quality trainers and good property In the Paducah area. Lexington KY area property will sell upwards of 25 K and acre. Thats no barn, a tar paper shack and some dirt with rocks in it. Plus you can be around 30-45 minutes to Thousands of acres of public hunting ground and some of the most scenic lakes anywhere with hundreds of miles of shoreline for quality fishing and boating, Top ranked public schools, two colleges (1 state U and 1 Comm) 1 hour or less to some of the best public horseback trails ( Wranglers Camp and Shawnee national Forrest). Also look at Murray Ky. Same features as paducah. B/C they are basicaly equal distance to each other. Its one of the Top ranked small towns in the US and has lots of horse people around it. Actually I should be trying to run you off and keep it all to my self.

I won't chose sides here as I am not much of a sports fan, if i can't ride or hunt it I'm not interested. I worked for a local college athletic facilities department where part of my job was working sporting events and everything but volleyball felt like torture. As ironic as it may seem I currently manage a youth sports complex, I like taking care of the fields just don't care to watch the games.
