There's a fellow been trying to sell a 24 acre duck hole in the paper for about a year now. Has cabin and electricity. Wants $94K, if I remember correctly.

There are some established holes down there that do well. Just having water won't get it in my opinion. When it's bad, there are no ducks. When it's good, ducks are everywhere anyway. Ask Quackrstkr for his opine.

Mayfield Creek bottoms is a dried up hole for the most part. Harvest #s have been going down the tubes for the last several years. I have some friends with a small fortune invested in a farm down there.... they used to average between 300 and 500 a year out of one blind, this year they killed about 40 something.... including early wood duck and teal where the majority of that number came from. They have over 100 acres of water and have spent a mint on improvements over the last couple of years for nothing. The old adage of "if you build it, they will come" doesn't hold true for ducks in the bottoms. There is way too much pressure down there now. It has increased exponentially in the last 6 or 8 years and subsequently the birds moved out.

They've actually been kicking around the idea of selling out but they just can't bring themselves to do it.

I take it property is pretty pricey down that way?

Nothing more than was in the paper. Property in general is not all that pricy there. I suppose an established hole is, however. MC is hit or miss and lately more miss than hit. I'd go to where the ducks are if I was going to spend serious bucks.

Pintail I saw a place for sale by Reelfoot in the Trader. It said yards from the lake but who knows? I agree with them on Mayfield Creek ,but there are some nice looking places there.I have hunted a farm a friend of mine has access to and we have not got that many over the last few years. An older hunter I work with says the ducks have always hit Tom Snow's place .

Tom's hole always kills some ducks for some reason. It's one of those once in a lifetime places everyone would like to own. I know a couple like it in Ballard that kill the heck out of ducks when noone else anywhere around are firing a shot. Ron Shear's hole holds birds as well but he doesn't hunt it much.

Spots like that are like a big hot fire the farther you are from them the colder it gets.I have seen nice looking places flooded close to hot spots and all they do is watch.I have found a natural hole close to mayfield creek that holds ducks 4 of us killed 18 birds opening morning,Its one of those spots if I told you where it was I would have to ....well you know
