My buddy bought 400 acres at $4000 an acre one property over from this one. Still too high IMO, but he has a deal with Hadley Creek and he gets to hunt over 2000 acres.

Well I love to hunt for sure , spend time with my kids and Dad , but that kind of money , that is just crazy . Work all year to pay for a hunt , umm I think I have better things tod with my money !!!:D

Dan Perez should know what deer hunters want. He used to shoot for PSE and was on many of their videos and hunting shows. I heard he had quite filming and started selling real estate. I guess some things you hear are true!
That is a butt load of cash to dump on a hunting farm!

I dont care if they promised me 20 points and they had them on a leash and they scored 200 , ya thats a bit on the high side for a deer !!:eek:

It says beautiful spacious lodge. It might be a $500,000 lodge, which might be the reason for the very inflated dollars per acre price.

same thing I was thinking. Back the lodge out of the equation and see what you are actually paying for the farm.

Click on the link and you can see pictures of the "lodge". Tough to tell, but I'd guess that the FMV of the lodge itself to be about $250,000.
Back that out and you're left with $450,000 for 115 acres.
Given the demands for good hunting land, $4000 an acre is not all that pricey.

160 acres across from us in Pendelton County with no buildings and for the most part undevelopable just went for over $600K to a hunting club (group of guys pooled the $$ together). Everyone is sort of in shock. Almost twice what we would have guessed.
