I found a lease in Caroll county , $1500 for 100 acres . It has a 15 acre alfalfa field with a 5 acre pond , and the rest with ridges and hard woods . Is not Caroll county a zone 1 , and has anybody ever hunted there , and would you take it !! I am going up tommorrow to look at it . Any opinions would be great , Thanks Todd :D

Zone 1.....Carol Co. is good. $15 an acre is a little high, so make sure it's good quality and doesn't come with mauch bagage.

Yes Carroll is zone 1, first find out what your hunting rights are, deer only or deer and turkey, can you fish in the pond, can you plants plots or not , can you use atv, make sure if you like and want it, have a good contract written up, so they can't back out or let someone else hunt...I am sure the others will have some more ideas.

Well I do know lease is year to year , and I would have hunting rites . You can use ATV as long as your not out there tearing it up . The old fella said he does not care what is done on the property as long as it is legal , and does not tear it up . I did forget to add that he said he would do a 10 year lease with me , and a option to buy at $1000 a acre . He said he is getting old and really just wants someone to enjoy it , and all he wants is able to still fish on it . So I guess I will just go look at it and find out !! He told me he has seen some very nice bucks in the alfalfa in the mornings the last few weeks .He said nobody has hunted it in over 5 years . So do you think the deer would be spooked if you came on and started doing stuff now? Or would I be better to just stay away until I am ready to hunt it ? So I am pumped togo look , and maybe do it !! Oh and do you think 100 acres is enough for 3 or 4 guys to hunt ?

My opinion 3-4 hunters is alittle much for 100 acres, it all depends on how it is layed out...bowhunting maybe...rifle doubt it...
My opinion only of course...

I'm from Carroll Co. & had a taxidermy shop there for years. Let me know if i can help you out. My even know them our sure I know were the farm is.

I would offer to go ahead and buy and give him the option to hunt if he would like. Maybe he will go ahead and sell. But most of all when someone kills the first deer from the farm offer the back straps to him as a hunters gesture. Or if he likes deer hams cook one up and drop it off.

if he has offered you the land at $1000.00 per acre, that seems like a better deal than leasing it. if you and a three buddies go together thats 25 grand each....

I would look for signs of other hunters/people being on the property. There may be people hunting and the older gentlemen not know about it.

Sounds good maybe a tad high but if it holds quality deer it would be worth every red cent. Hope you know your buddies well, sometimes before you know it several buddies are taking it over. You guys might zone out each others area to hunt. Only a precaution suggestion

Would be no buddy's on it , would just be family , and a occasional man who would like to hunt for the sport and kill a deer !!:D

If you found it on base camp leasing your wasting your time looking at it. I think I know what property your talking about. I have 240 acres off 227 in Worthville that has very good genetics.

I think if you dont want it I'll take it!! If anyone knows of anything open please PM me. A good lease is very hard to find. Would love to be on a lease with good people (family) that I could enjoy hunting with. Why is base camp leasing a waste of time??

Iwould like to know that too why they are waste ? I myself would like some family orieneted people too hunt with , Basecamp has property in Breckenridge county for 8 guys
Anyone interested ?

Sounds to me like he has personal knowledge of a piece of property that fits your description and is listed with that lease agency.
May be the same one, may not be.

The question is Quack why are they a waste , not the property . I know evryone is driving the lease up , but is that why they think that . because they all are running it up , private or commercially !!

He said if it was that particular land from that leasing agent, it was a waste.

$1000/acre? BUY BUY BUY. Why waste any cash on a lease? 2 guys at $50K each would be a good deal, and a nice getaway for the families. You could build a small cabin there and then have a GREAT place! You could also check neighboring farms for tillable acreage and buy that. I spend your money well, huh? LOL

You guys are missing the big picture here. The man offered him a 10 year lease WITH option to buy @ $1000/acre!!! If you can get that in writing,whats that land going to be worth in 10 years? A lot more than $100K
My suggestion is look it over very carefully and make sure thats what you want. $15/acre does seem high, but look what you've got in the longrun if you take it.
I would also keep this under wraps cause if it gets out you've lost it

Man, that sounds exactly like the first least I got in on 7 years ago before I bought land. We walked away 4 years ago. I heard they were looking to lease it out again. Probably not the same property, though. We were near Worthville on the east side of the county. If so, lot more than we paid but its a decent set up. Get ready to climb down the hills to retrieve. Only real problem we had is the surrounding properties think its modern gun season all year long.

Michhunter - Just go look at the property. What harm could it do?
If you're only interested in leasing it for hunting rights for a few years, $15/acre is probably a bit high. However, if this owner is serious that he would give you an option after 10 years to purchase it for $1000/acre and you'd consider buying it, you need to evaluate what the present market value is of the land and then factor in inflation (at about 3-4% per year). I can tell you that there is almost no property in KY that sells for $1000/acre right now, and you won't find any land any place that will sell for that low in 10 years. Even if you decide that you can't afford it 10 years from now, you can get a bridge loan to exercise the option and then you can resell it for whatever it's worth.
As others mentioned, you need to get everything in writing (including the right to exercise the option in the event of his death). If the end game is buying the land, you'll also need to think about things like logging, mining, or cell phone towers. You don't want the guy to strip the land of its natural habitat to line his own pocket the year before your option comes due.
In all honesty, this sounds like an old timer that just needs a little income, but isn't ready to sell his farm and lose his fishing hole right now.
