All trees, great deer, turkey and squirrel, roads throughout from last logging (40 years ago, ready again in another 10) red oak, white oak, maple, hickory, poplar.. water and electric to front, no trespassing problems, in top 10 hunting for America in most of last 10 years, unlimited doe, zone 1, kids growing up, no time to enjoy, need collegs money, $180,000 creek and water hole through middle, dries up in summer, surrounding lands are serious hunter with mega plots and ponds, deer use our land for crossing and bedding since we don't go much anymore.
